Why You Should Be Careful When Booking A Vacation Rental Directly With The Owner

People who have stayed in a private rental, be it a villa, cottage or apartment, will tell you that it is a great way to enjoy your vacation- exploring a new area, relaxing, reconnecting with family and friends, and meeting the locals. And all this at much less than a stay in a hotel or resort!

Many people who have enjoyed vacation rentals never go back to hotels ever again. So why doesn’t everyone book vacation rentals?

It’s because most people are afraid of the unknown! Yes, no matter how pretty the photographs on the web site look and how glowing the praise from guest reviews, people are smart and still feel uneasy as the private vacation rental is not a brand-name hotel or resort which has a reputation to safeguard. And people know that photographs and reviews can be faked!

But if you want to try a vacation rental, what can you do to ensure you picked a gem and not some run-down ramshackle property that some home owner calls tourist accommodation?

First and foremost, I am going to tell you something that goes against a lot of other people’s marketing efforts: Be very very careful when you book a vacation rental directly with the owner! An Owner of a villa, cottage or apartment has only one goal and that is to book HIS place.

Will he tell you that all but one of the bedrooms are really small and that the photograph of that great view was taken by leaning out of the window on the top floor?

Now, don’t get me wrong. There are many honest home owners out there, but how will you know that you are booking with one who is concerned about your enjoyment and not just your money? I am aware of both kinds of home owners with accommodation even on the same property. That is because I have local knowledge and I have known these home owners for years, but you don’t.

Apart from false or exaggerated descriptions of the property and its amenities, what other pitfalls should you be aware of?

It is very important for you to find out the name and contact information of the person who manages the vacation rental and exactly how far away that person is. If you have a problem, you must know who to call and how long they will take to respond. Be aware that most vacation rental owners do not live close to their properties. Often, they live in a different country, like the many British people own villas and apartments in Florida.

Some home owners will tell you not to worry if there is a problem as the property is managed by the staff that comes with it. But what if your problem is with the staff? What do you do then?

Secondly, what are the Terms and Conditions governing your booking? Can’t find it on their web site? Then find another vacation rental. The owner should be pleased to display his Terms and Conditions. These should not be hidden, and in fact, your acceptance of them should be a condition of the booking.

But I don’t want to put you off booking a vacation rental by making you aware of these pitfalls. I can assure you that many many vacation rentals are worth the time and effort to research, and certainly worth the money. There is truth in the saying: Nothing good comes easy. And there are organizations that try to help make it easier for you.

My suggestion is to book with a company that represents a group of accommodation rentals in the same area, a niche, as its employees will be from the area and will have local knowledge. With a group of units to offer, the company can cater to your needs and recommend what will suit you. Being local, they will know the units inside out and not be reading a script that mirrors what is published on the web site. Isn’t that a much better idea than booking with the home owner, who only has HIS place to offer?

I must emphasize that idea of a niche is important. Don’t fall for the marketing hype of those big companies that boast that they list hundreds of thousands of vacation rentals all over the world. Wow! Does anyone in those companies know anything about any of those rentals that they list? How can they?!

And don’t fall for the hype of the smaller players either who claim to represent the most rentals in a particular area, be it a State or an island. How can they know what the accommodation is like when there are hundreds listed with them?

No, go for small, not big. A company representing a niche will have roots there. Email them or call them on the phone and ask questions that are not answered on the web site. Ask them to recommend at least two rentals that would suit you, so you can be sure they know what they are offering and that they are interested in helping you to make the best selection. This vacation is all about you, so see if they are willing to help you.

You must book with a company that knows the properties it lists well.  Their employees must have walked through the units and do so periodically to ensure that standards are maintained. You must look for representatives with real people with real local knowledge which should be demonstrated on their web sites.

Renting a weekly vacation rental property in GA. Owner doesn’t use a lease- how do I protect myself?

I’m considering renting a beach condo in St. Simons Island, GA. I contacted the owner today, and he said he normally doesn’t use a lease with his renters because he is not a broker, he just owns the condo as property and rents it out when he isn’t using it. I’ve had bad experiences in the past with rental properties, like being charged thousands of dollars for damages I didn’t do. This man doesn’t live in St. Simons- he lives in the same state, near Atlanta, and he will not be present at check-in or check-out. He will send me all the information I need in an email once I pay the last half of the rent. How can I protect myself here? I don’t want there to be no contract and then he try to stick me with bills, run off with my money, etc, and I have no way to fight it. I’ve looked at rental lease forms, but none seem to fit this situation. He said he’d be more than happy to sign whatever I ask him to, he just normally doesn’t require it with his tenants. Any ideas?
